Adaptive re-use & additions to a warehouse complex in Alexandria

The existing buildings on the property contain two warehouses and a large hardstand towards the street.
The intention is to retain and use as much as possible of the original structure and fabric of the existing warehouses and to carefully alter and add new structures to create a sustainable development. Part of the warehouse roof will be taken down to create an open courtyard that not only provides natural light, ventilation and circulation to all units, but also parking spaces and landscaped areas. As a feature to the newly created courtyard it is proposed to retain the roof beams to show off the existing structure and industrial character of the development.
To enclose the internal courtyard a new L-shaped 4-storey building is proposed along the Doody St frontage. The new structure adapts the same floor levels and materials as the rear warehouses to create a coherent building complex.
External covered walkways will link all building parts on all levels. These walkways will also improve the visual connection between the buildings. As the walkways are cantilevered off the building they will also provide shading to the facades.
The proposed development will transform the old style storage warehouses and hardstand into modern industrial/warehouse units around a partly landscaped courtyard. The units are flexible in size and will be suitable for a range of uses from high technology to light industries, warehouse, showroom and offices.
